Van Nuys is the largest neighborhood we serve, and the most varied. The repairs here are different from the hill estates: older homes, more original appliances, more “make it work for another year” calls and fewer “replace with a built-in column” upgrades. We treat the whole spectrum the same — show up on time, quote in writing, fix it the first visit.
A few things specific to Van Nuys:
A lot of older laundry pairs. Lake Balboa and Valley Glen have a high concentration of 1995–2010 Whirlpool, Maytag, and Frigidaire washer/dryer pairs that have been in the same garage for 20 years. The good news: those machines were built well and are absolutely repairable. A $220 transmission swap on a Maytag Atlantis is the right call almost every time.
Apartment / property manager work. A meaningful share of our Van Nuys business is repairs in tenant-occupied units, billed to the property manager. We coordinate with the manager, give the tenant a 90-minute arrival window, document the repair with photos, and invoice the management company the same day. Older gas service is a real concern. Some Van Nuys homes still have original 1950s gas-line work to the kitchen. We check supply pressure with a manometer on every gas-range and gas-dryer call. Twice last year we found leaking flexible connectors on what looked like a routine igniter call. We don’t leave a leaky line in your home.
